“Can we settle Saturday?” is one of the most common questions from business owners with a deadline. It’s a fair question. Payments move on weekends now, the NPP runs around the clock, and almost everything else in life happens online at any hour. But property settlement is one area where the weekend still means closed.

Why can’t a property-secured loan settle on a weekend?

Because two things have to happen together, and both run on business days:

  1. The title side. The mortgage or caveat has to be lodged with the relevant land titles office, usually through an electronic conveyancing platform. Electronic conveyancing is regulated nationally through ARNECC, the council of state and territory registrars.
  2. The money side. The funds move between the banks involved and are settled in the Reserve Bank’s RITS system.

The RBA’s RITS operating information says RITS settles transactions “on days when banks generally are open for business in Sydney or Melbourne”, and is closed on weekends and specified public holidays. No RITS, no settlement.

What are the settlement system’s hours?

On normal business days, RITS operates “from 7:30 am until 10:00 pm AEST/AEDT” for standard transactions. Property settlements happen within that window as arranged by the parties. The separate Fast Settlement Service that supports the NPP runs 24 hours a day, every day — which is why a fast payment can move on Sunday while a property loan can’t.

Which public holidays close settlements?

RITS closes for settlement on these public holidays when observed in NSW and Victoria: New Year’s Day, Australia Day, Good Friday, Easter Monday, Anzac Day, King’s Birthday, Christmas Day and Boxing Day. When a holiday falls on a weekend, look out for additional or substitute days: in 2026, for example, the Fair Work Ombudsman lists Monday 28 December as an additional holiday because Boxing Day is a Saturday.

So how fast can a property-secured loan actually happen?

Once a specialist has a complete file, the possibilities are:

  • $20k to $250k: same-day funding is possible.
  • Up to $5m: possible within 24–48 hours.

Both settle on business days. What makes the difference is everything before settlement: a valuation, approval, loan documents, signatures from every owner and guarantor, and coordination with any existing mortgage holder. How should you plan around a weekend deadline?

Work backwards from the deadline to the last business day before it, then back again to when the file needs to be complete.

  1. Deadline on Saturday, Sunday or a holiday? Your settlement day is the last business day before it.
  2. Allow for the steps before settlement. Valuation, approval, documents and signatures take time, even when they’re quick.
  3. Talk to the other side. If you’re paying someone, ask whether a Monday settlement with a written update on Friday would be acceptable.
  4. Use the weekend for preparation, so that if Monday is the settlement day, nothing holds it up.

What can you do on the weekend to make Monday’s settlement possible?

Quite a lot, as long as the loan is already under way:

  • Read and sign documents as soon as they arrive, if your lender and representative allow it, rather than waiting for Monday.
  • Make sure every owner and guarantor knows exactly when and how they’ll sign.
  • Gather anything outstanding — an insurance certificate, a lease, an updated statement for the existing mortgage.
  • Confirm payout figures with any existing lender you’re refinancing, if they can be requested online.
  • Tell the party you’re paying when you expect settlement, in writing.

If the loan hasn’t started yet, the weekend is still useful: an enquiry sent on Saturday is waiting on Monday morning, and a complete file on Monday is the shortest path to a settlement later in the week.

What about loans that don’t need property?

Unsecured and cash-flow options for trading businesses don’t involve land titles or property settlement, so the title side doesn’t apply. The lender still assesses and releases funds in business hours, but for smaller unsecured amounts, same-day funding is possible once the business day starts. Illustrative example: the Friday that became a Monday

This example is illustrative only.

A furniture manufacturer in western Sydney needs to pay for an imported machine before the supplier releases it from the port. The payment is due on a Saturday. The owner enquires on the Tuesday before, and by Thursday the valuation on his factory is back and the documents are signed. Settlement happens on Friday afternoon, within business hours, and the payment reaches the supplier before the weekend. Had he enquired on Friday night, the earliest settlement would have been Monday — so he’d have needed to ask the supplier for two more days.
